I would rather have floors that are easy to clean and that are durable. Some carpet is (depends) but linoleum can be wiped down cheaply.

We can't get medium or high rents without wood, high end vinyl and tile. Maybe it's a southern thing but everyone values wood. We buy discount or wholesale rugs and plaster the place with them. Amazing..I've never had a tenant with rugs, have you? They welcome the floor covering and leave them just like you position them.

Thank you all for the responses, so much to think about! In my case, I should have mentioned, it is a low end rental, that requires the most very basic of materials and that said, I would want durability. I am considering that commercial vinyl tile! If not then CHEAP carpet. I did not know that linoleum could get ruined so easily.
